Usually when you are buying a new build property you will have a period of 28 days to exchange contracts. In this timeframe, you will need to have in place a valid mortgage offer and your deposit funds available.

As we are specialist in new build applications and work with hundreds of new build customers each month, we can help you achieve this timescale. The following documents will usually be required for your application and early provision of these will be essential to meeting any deadlines given by the developer:

  • 2x Identification - e.g. passport, drivers license or identity card.
  • Proof of Address e.g. council tax bill, utility bill or bank statement dated within the last 3 months).
  • Latest 3 months payslips (or last 13 if paid on a weekly basis)
  • Latest P60 (Employed person)
  • Latest 3 years tax assessments (self employed or limited company director)
  • Latest 3 years Tax Year Overview (self employed or limited company director)
  • 3 months full bank statements (showing salary credits and regular bills and expenditure)
  • Evidence of deposit funds (Bank statement, Gift letter)
